About this form
Form 7 is the exclusive version of Form 3: a landlord appoints a single agency to find a tenant for their residential property for a defined period. It suits properties where the agency is investing in marketing, and it carries the same obligation to set the exclusive period explicitly.
When you need it
- A landlord agrees to appoint your agency alone to let the property.
- You are committing to photography, listings or staging that only make sense with a secured mandate.
- A landlord with several units wants one agency accountable for letting them.
How to complete it
- Identify the property and unit, and record whether the whole unit or part of it is being let.
- Set the exclusive period with start and end dates.
- State the commission, its basis and its trigger, including the position where a tenant introduced during the period signs afterwards.
- Record the landlord’s particulars and confirm their entitlement to let.
- Complete the salesperson’s CEA registration number.
- Explain exclusivity before signing and give the landlord a copy.
Common mistakes
- Assuming the exclusive appointment displaces HDB approval requirements where the property is a flat. It does not.
- Leaving the exclusive period blank.
- Failing to address a tenant introduced during the period who signs after it.
- Treating the appointment as covering tenant verification, which remains a separate obligation.

- Does exclusivity change the landlord’s obligations to HDB?
- No. Where the property is an HDB flat, eligibility and approval requirements apply regardless of how the agency is appointed.
- Can the landlord still let the property themselves during the exclusive period?
- That depends on the terms of the agreement as completed. It is one of the points most worth making explicit at signing.
