CEA Estate Agency Agreements (Forms 1–8)

The Council for Estate Agencies prescribes eight estate agency agreements covering residential sale, purchase and lease. They are set out in the Estate Agents (Estate Agency Work) Regulations, and their wording is fixed by the regulator — an agency may add its own schedules and particulars, but may not alter the prescribed terms.

The set divides on two axes. Forms 1 to 4 are the non-exclusive agreements: sale, purchase, lease by a landlord, and lease by a tenant. Forms 5 to 8 mirror those four as exclusive appointments, where the client agrees to work with one agency for the duration. Choosing the wrong axis is the most common error — an exclusive arrangement recorded on a non-exclusive form does not become exclusive.
